Job Description:

StarPoint is hiring a Regional Engineer to lead, maintain and improve building operations to ensure that tenants and residents enjoy the highest quality services throughout our commercial and residential properties. Such operations include, and are not limited to: management of HVAC systems, electrical systems, plumbing systems, boiler systems, control systems, and their support equipment; diagnose building mechanical and electrical systems; and reporting on all budgetary activities of building operations in conjunction with the property managers. The role will also be responsible for oversight on establishing engineering services, preventative maintenance programs and critical management strategies and ensure that our standards and policies are appropriate in scope and definition. The Regional Engineer will also provide direction and/or support to facilities engineers, maintenance technicians, rehab and tenant improvement projects. + Ensure the efficient and economic operation of the building engineering in assigned portfolio. + Provides guidance, direction and expertise to all facilities, maintenance, rehab and engineering staff. + Maintain and establish relevant building certifications throughout assigned portfolio. + Reviews construction plans for tenant improvements and unit rehabs to ensure adherence to Building Standards, and monitors construction progress. + Prepares Request for Proposal (RFP) for maintenance or repair projects requiring multiple bids, conducts bid walk with contractor, and provides award recommendations for Property Manager review. + Research and implement rebate programs. + Coordinates, supervises, demonstrates, educates and assists staff to complete assignments and tasks with high quality, customer service and productivity. + Purchases supplies, materials and services as required. + Develops and administers the budget in conjunction with leadership and provides scheduled updates and revisions. + Ensure proper maintenance of water chillers, cooling towers, pumps, heat exchangers, air handling equipment, fans, automatic temperature controls, electrical switch gear, distribution switch boards and panels, sprinkler systems, fire alarm systems, valves, plumbing fixtures, and other mechanical and electrical equipment and systems in buildings. + Assist and provide engineering guidance in due diligence process for asset acquisitions. + Assist and provide engineering direction for asset disposition process. + Responsible for PPE (personal protection equipment) use and daily maintenance. + Ensures that all required inspections, certifications and documentation is properly administered in accordance with company regulations. + Maintains a well-defined and organized system for inventory, maintenance and storage of all tools, products, materials and equipment necessary to effectively operate the assigned buildings. + Maintain prints, drawings, manuals and other documentation for the easy reference of operation, function and repairs. + Demonstrates expertise and ability for installation, repair and maintenance of physical plant and building envelopes. Included, but not limited to HVAC Systems, EMS, Low and high voltage power systems, electrical and mechanical devices, illumination systems, communication systems, plumbing and waste systems, security and life safety systems, elevators + Reviews work orders to determine work priorities. + Oversees the operation and maintenance activities on utility systems to provide continuous supply of heat, steam, electric power, gas, or air required for operations, or performs tasks directly. + Develops preventive maintenance program in conjunction with engineering and maintenance staff and ensures compliance. + Reviews production, quality control, and maintenance reports and statistics to plan and modify maintenance activities. + Inspects operating machines and equipment for conformance with operational standards. + Work in close association with other departments to achieve company goals. + Work with Training Manager to develop and maintain a current training protocol for Facility maintenance personnel. + Plans, develops, and implements new methods and procedures designed to improve operations, minimize operating costs, enhance energy efficiencies and effect greater utilization of labor and materials. + Upgrade and recommend enhancements to HVAC systems, electrical systems, plumbing systems, boiler systems, control systems and their support equipment. + Inspect building and equipment on a periodic basis to determine necessary maintenance and repair work. + Ensure team compliance to relevant laws and company policies. + Adhere to appropriate environmental response protocols. + Work on special projects as directed. + Train less experienced engineering and maintenance staff. + May work after hours or overtime as requested. + Perform other duties as assigned. + Some travel will be required + High School diploma or general education degree (GED) or an equivalent combination of education and experience. + 5+ years of experience in one of the listed trades (plumbing, electrical, HVAC, refrigeration, VAV boxes, and water treatment systems, etc. + 3+ years in a lead or manager capacity with experience mentoring and directing engineers and maintenance technicians. + Experience reading and interpreting documents such as blueprints, safety rules, operating and maintenance instructions + Experience with pneumatics, locksmithing, and balancing air and water + Experience using computers and Microsoft Office + Excellent communication skills and a clear ability to communicate in English + Spanish is a plus but not required + Engineer Class A preferred + The job additionally has physical demands (Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions): + able to bend, reach, kneel, push, and stretch and lift and/or carry up to 50 pounds + Can perform work for 8 hours and work in a restrictive space/environment. + Must be comfortable using a step stool or ladder + Must be able to use/lift arms for up to 8 hours + Must be able to handle heat and stress + Able to work in varying weather conditions such as heat, cold, rain, etc. + Have finger dexterity for operating equipment + Have dependable transportation available + Regularly work near moving mechanical parts.
