Project & Property Manager

Job Description:

Greenbridge is looking for a team leader and coordinator of 2-3 Project Management and Construction Management employees.

Project Management
Track and report the construction progress of properties
Prepare and review AIA contracts for construction jobs
Work with sub-contractors and general contractors on starting and finishing jobs such as tenant improvements, alterations, base building improvements, and other similar projects.
Monitor property compliance with loan agreements and partnership agreements
Loan draws
Underwriting of capital and operating budgets for new investments
Implement and complete strategies for long-term asset preservation
Communicate with investors, management, contractors, lender, and any other parties related to the property via conference calls, written reports, site visits, quarterly reports, and annual meetings
Respond to investor questions regarding the performance of assets
Monitor property construction, lease-ups, and tenant improvements
Work with third party consultants on property-related projects, i.e. tax assessments and utility reduction strategies
Do market research i.e. on CoStar
Review operating agreements to confirm distribution amounts based on waterfalls as documented in the operating agreement
Review property financial statements
Coordinate project closings and evaluate potential investments
Duties may include acquisitions, dispositions, lease negotiations, oversight of property managers, supervising renovations and repairs, inspecting assets, internal portfolio, and asset reporting, arranging appraisals or valuations
Collaborate with brokers, attorneys, accountants, property managers, and contracts
Budgeting, analyzing, and forecasting property expenses, including capital expenditures

Property Management
Work with Property Management team and accounting team to strategically manage properties to increase NOI and cash flow, ensure compliance administration of tenant leases
Responsible for tenant retention and renewals, including regular site visits and communication with key tenant contacts, conduct tenant tours from time to time
Obtain bids, negotiate with, and supervise vendors
Annual CAM Reconciliations
Oversee property maintenance to ensure the company is ahead of all deferred maintenance and O&M plans
Oversee maintenance personnel/day porters
Inspect properties with team assistance weekly for damage and maintenance requirements and report findings
Handling all tenant-related matters
Ensure tenants are paying in accordance to lease obligations
Ensuring lease compliance -and team's lease compliance

Review expenses by property
Create annual property budgets and budget re-forecasts, including leasing and revenue assumptions, operating expenses, and capital expenditures
Communicate with vendors and tenants
Run reports on properties
Maintain property records

Other duties as assigned

Bachelor's degree or higher in Accounting, Finance, Real Estate, Business, Operations Management, or other related fields
5+ years of Asset Management or Property Management experience in the Commercial Real Estate industry (covering property operations, leasing, and construction with office and retail assets)
Willingness to travel
Strategic thinking with proactive problem-solving skills and the ability to absorb and analyze complex material
Strong strategic planning, GAAP, written and communication skills
Strong work ethic
Able to work well independently -and in a team environment
Attention to detail
Persistence and determination to complete tasks at hand
Argus & Excel proficient
Ability to review and understand agreements -and leases
